Zone Zero Fence Rules in Studio City

Wood fences that touch or run within 5 feet of your home are the single most regulated item in the ember-resistant zone. Under the April 2026 draft, no new combustible fence can be built in Zone 0 once regulations adopt, and existing ones get replaced on the City of LA's Phase 2 schedule. LAFD enforces both in Studio City.
Why fences first

A wood fence is a fuse to your wall

Ember tests by IBHS show the mechanism plainly: an ember lands on a wood fence, the fence ignites, and the flame walks the fence line straight to the structure. That is why the fence rule is the one piece of Zone 0 that applies immediately at adoption, with no phase-in for new construction.

Studio City's hillside lots make it worse. Fences here often step down slopes, span narrow side yards, and connect house to garage to gate in one continuous run. One combustible run can link brush to bedroom.

On the tight side yards common off Laurel Canyon and Coldwater Canyon, a shared wood fence may sit within 5 feet of two homes at once. That makes it both neighbors' problem, and both neighbors' fix.

Timing

Two triggers under Zone 0

Immediate

At adoption: no new combustible fences

Expected late 2026. From that day, new fences and gates inside the 0-5 ft zone must be noncombustible, and any rebuild complies from day one. If you are planning fence work now, build it compliant and skip a second project.

Phase 2

Existing fences: the city's schedule

Existing combustible fences in the zone get replaced on the Phase 2 timeline the City of Los Angeles sets, which can run up to 5 years after adoption. LAFD's annual hillside inspections are the likely checkpoint.

Materials that pass

  • Steel, aluminum, and wrought iron panels and gates
  • Masonry, block, and stucco-faced walls
  • Noncombustible composite systems rated for the application

Materials that do not

  • Wood board, lattice, and grapestake fencing in the zone
  • Combustible vinyl in the zone
  • Wood gates attached to the structure
Common Questions

Fence questions from Studio City lots

Do I have to tear out my whole wood fence?

No. Only the portion inside the 0-5 ft zone is regulated, which usually means the last section where the fence meets the house. The common fix is replacing the final 5 feet with a metal panel or gate so the fence no longer carries fire to the wall.

My fence is on a downhill property line, nowhere near the house. Is it affected?

Generally no. Zone 0 measures from structures, not property lines. On Studio City's canyon lots, a fence far downslope is outside the zone. But check every structure: detached garages, studios, and decks each carry their own 5 feet.

When does the fence rule actually bite?

Twice. The moment final regulations adopt, expected late 2026, no new combustible fence can be built in Zone 0, and rebuilds must comply immediately. Existing fences follow the Phase 2 schedule, which the City of Los Angeles sets and which can run up to 5 years after adoption.
